What Size Air Conditioner Do I Need? A Homeowner's Guide

Short answer: residential central AC is sized in tons — one ton equals 12,000 BTU of cooling per hour, and most homes need between 1.5 and 5 tons. But the right size depends on much more than square footage, and the most common (and costly) mistake is buying a system that's too big.

What "tons" actually means

A ton of cooling removes 12,000 BTU of heat per hour. A 2-ton system removes 24,000 BTU/hr, a 3-ton removes 36,000, and so on. Rough rules of thumb put many homes around one ton per 500–600 square feet — but that range swings widely with insulation, windows, ceiling height, sun exposure, and air leakage, which is why rules of thumb alone produce bad installs.

Why bigger is NOT better

• Short cycling. An oversized AC cools the air fast and shuts off before completing a proper cycle — then restarts over and over. That's the hardest wear pattern on a compressor.
• Humidity stays high. Dehumidification happens while the system runs. Short cycles mean clammy, cold-but-sticky rooms — the classic oversized-AC feeling.
• Higher bills. Constant starts draw more power than steady running.
• Uneven rooms. The thermostat satisfies before distant rooms catch up.

Undersizing has its own cost — the system runs constantly on hot days and never quite gets there. The goal is right-sized, not rounded up.

How pros size a system

A proper installer runs a load calculation (the industry standard is called Manual J): square footage, insulation levels, window area and orientation, air infiltration, occupancy, and your ductwork's actual capacity. Duct condition matters — a 3-ton condenser breathing through undersized or leaky ducts performs like a bad 2-ton.

Signs your current AC is the wrong size

• It runs in short bursts and the house feels humid → likely oversized
• It runs nonstop on 90°F days and can't hold temperature → possibly undersized, or failing — see the signs you need a new AC
